How movers are measured

  • Recent shift = latest month vs the average of the prior three. County-grain monthly medians are noisy; averaging the prior quarter as the baseline dampens one-month spikes while still catching a genuine turn.
  • Price tables rank the median-sale-price shift, and drop any move over ±35% as small-sample mix noise rather than a real price change.
  • Cooling / heating blend four recent shifts into a buyer-leverage momentum score: days on market (0.35), inventory (0.30), price-cut share, and sale-to-list ratio. Positive = tipping toward buyers.
  • Volume floor. Counties with under 50 recent sales are excluded — below that, one or two sales swing the median.
