1. Eligibility
You must be at least 13 years old to use HomeStats. The site is general-audience and not directed at children.
2. Acceptable use
You agree not to: (a) use the site in violation of any law; (b) attempt to bypass rate limits, edge throttles, or other technical controls; (c) scrape, mirror, or systematically harvest content beyond what our robots.txt and ai.txt permit; (d) interfere with other users; (e) upload malware or infringing content; (f) misrepresent the site or its data as your own work without attribution.
3. Public data and original analysis
HomeStats transforms public datasets into dashboards, scoring, and stress signals. Source data is owned by the original publishers (Redfin, FRED / St. Louis Fed, FHFA, U.S. Census Bureau, Bureau of Labor Statistics, IRS SOI, HUD, BEA). Original analysis, scoring methodology, page text, code, and visual design are owned by HomeStats / J.A. Watte and protected by copyright. You may view, share links to, and quote our content with attribution. Re-hosting, mirroring, automated scraping beyond permitted allow-lists, and re-packaging without written permission are prohibited. See our Fair Use & Attribution page for citation guidance.
4. What you send us
There are no accounts, comments or uploads on HomeStats, so in normal use you send us no user content at all. If you use the contact form or email us, you grant us a limited, non-exclusive licence to use your message only to reply to you.
5. Third-party links
The site links to third-party publishers and government data portals. We are not responsible for their content, terms, or availability.
6. Disclaimer of warranties
The site is provided "as is" and "as available" without warranty of any kind, either express or implied, including warranties of merchantability, fitness for a particular purpose, or non-infringement. Housing data is informational and may lag underlying sources by days or weeks. Always verify against authoritative primary sources before acting on it. See Disclaimer.
7. Limitation of liability
To the fullest extent permitted by law, HomeStats and J.A. Watte are not liable for indirect, incidental, special, consequential, or punitive damages arising out of or related to your use of the site or any decisions you make based on its content. Aggregate liability for any claim is limited to $100 or the amount you paid us in the 12 months preceding the claim, whichever is greater.
8. Indemnification
You agree to indemnify and hold HomeStats and J.A. Watte harmless from claims, damages, liabilities, costs, and expenses arising from your misuse of the site or breach of these Terms.
9. Termination
This is the termination clause. You may stop using HomeStats at any time; there is no account to close. We may block access from any client abusing the site, which in practice means automated collection at a volume that degrades it for other people. Sections that by their nature survive termination do so, including the warranty disclaimer, the liability limit and indemnification.
10. Governing law
These Terms are governed by the laws of the State of Florida, USA, without regard to conflict-of-law principles. Exclusive venue is Hillsborough County, Florida.
11. Dispute resolution
Tell us first. HomeStats publishes analysis of public data, and when something looks wrong it is usually a data or methodology issue we would rather fix than argue about. Email us with the page and the figure.
If that fails, the governing law and venue above apply. You are not being pushed into private arbitration and you are not waiving your right to bring a claim, including in small claims court.
12. Changes
We may update these Terms. Material changes will be announced on the site at least 30 days before taking effect.
