On a $400,000 home, buyer closing costs typically run $10,000-$18,000 (2.5-4.5%). Seller closing costs are higher — $28,000-$40,000 (7-10%) including agent commissions.
These costs are disclosed on the Closing Disclosure form you receive three business days before closing. But by then, there’s little room to negotiate. Understanding each line item upfront gives you leverage.
Buyer Closing Costs
Lender Fees
- Loan origination fee: 0.5-1% of loan amount. This is the lender’s profit on your loan. Negotiable — compare across 3-5 lenders.
- Discount points: Each point (1% of loan) buys down your rate ~0.25%. Optional, but presented as standard.
- Application fee: $300-$500. Some lenders waive this. Ask.
- Underwriting fee: $400-$900. The cost of processing your loan.
- Credit report fee: $30-$50. Non-negotiable, actual cost.
Third-Party Fees
- Appraisal: $400-$700. Required by lender. You can’t choose the appraiser.
- Title search: $200-$400. Research confirming clear ownership.
- Title insurance (lender’s policy): 0.5-1% of loan amount. Required by lender.
- Title insurance (owner’s policy): 0.5-1% of purchase price. Optional but strongly recommended.
- Survey: $300-$600. May be required depending on property type and state.
- Attorney fees: $500-$1,500. Required in some states (NY, NJ, CT, MA, GA, SC).
Government Fees
- Recording fees: $100-$500. Filing the deed and mortgage with the county.
- Transfer taxes: 0-2% depending on state and county. Non-negotiable.
Prepaid/Escrow Items
- Prepaid interest: Daily interest from closing to month-end. Close early in the month to minimize this.
- Escrow deposit: 2-6 months of property tax and insurance. Required by most lenders.
- Homeowner’s insurance premium: First year paid upfront at closing.
Seller Closing Costs
- Agent commissions: 5-6% (now negotiable post-NAR settlement — see our article on commission changes)
- Transfer taxes: Varies by state/county
- Title insurance (buyer’s policy): Seller pays in some states
- Repair credits: Negotiated from inspection findings
- Prorated property taxes: Seller’s portion for the year
- HOA transfer fees: $200-$500 for condos/planned communities
- Mortgage payoff: Remaining balance plus any prepayment penalty
Which Fees Are Negotiable
Negotiable:
- Origination fee (shop lenders aggressively)
- Title insurance (shop title companies — rates vary 20-40%)
- Attorney fees (get quotes from 3+ attorneys)
- Agent commissions (post-NAR settlement, everything is negotiable)
- Seller concessions (seller can pay 2-6% of buyer’s costs depending on loan type)
Not negotiable:
- Recording fees (set by county)
- Transfer taxes (set by state/county law)
- Appraisal fee (set by appraiser, ordered by lender)
- Credit report fee (actual cost)
How to Reduce Closing Costs
- Shop lenders: Get Loan Estimates from at least 3 lenders. Compare the “Loan Costs” section line by line.
- Negotiate seller concessions: In buyer-friendly markets (HomeStats score 60+), ask the seller to cover 2-3% of closing costs. This is especially effective when a home has been sitting for 30+ days.
- Close early in the month: Reduces prepaid interest from 15-30 days to 1-5 days.
- Ask about lender credits: Some lenders offer a credit (typically 0.5-1% of loan amount) in exchange for a slightly higher rate. This makes sense if you plan to refinance within 3-5 years.
- Choose a no-closing-cost loan: Higher rate, but no upfront fees. Breaks even if you refinance or sell within 3-4 years.

States with the highest closing costs tend to have transfer taxes and attorney requirements:
- New York: ~$16,800 on a $400K purchase (2.6% transfer tax in NYC)
- Connecticut: ~$12,000 (0.75% state conveyance tax)
- New Jersey: ~$11,500 (mansion tax + realty transfer fee)
Low-cost states:
- Missouri: ~$6,500
- Indiana: ~$6,800
- Iowa: ~$7,000
